Lakeview Properties

Description
Located in the Reservoir Hill neighborhoodof Baltimore, this project is a 12-unit building. Six of the units are one-bedroom with balconies and the other six units have dens. When the proerty was purchased it had just undergone a substantial renovation that included all-new plumbing, electrical, and sprinkler systems. The units boast central air and heat, hardwood floors, new appliances and fixtures, and granite countertops.

Financing
The project has a total budget of $1.5M and is funded by an Enterprise Housing Financial Services bridge loan, and permanent financing from the U.S Department of Housing and Urban Development Section 811 Program. The Maryland Affordable Housing Trust awarded $150,000.

Youth Transitional Housing

Description
EHM is currently developing a 8 unit Single Room Occupancy (SRO) transitional housing facility. The project will provide housing and supportive services to very low-income, homeless youth age 18-24. This transitional housing program will represent the second stage of the housing continuum for youth. Upon leaving the transitional housing program, residents will move to both permanent mainstream and supportive housing.

Financing
The project has a total development budget of $600,000. Capital funds through Baltimore Homeless Services, the Maryland Department of Housing and Community Development Emergency Shelter and Transitional Housing Grant Program, and HOME funds is anticipated.

Restoration Gardens

Description
EHM is in the predevelopment phase of a permanent, supportive housing project for homeless youth ages 18-24. The project will include 43 efficiency units, a library, case management office space, laundry facilities, a computer lab, and outdoor recreational space. Restoration Gardens is located in Southern Park Heights at the site of the old Springhill Elementary School. The program is being created by AIRS and partners, and the building is being co-developed by EHM and Homes for America. HFA is a non profit development organization that specializes in Low Income Housing Tax Credit Project development and management. Once the facility is developed, EHM will continue as the owner and day to day property manager.

Financing
The project has a total budget of $5M+. It is anticipated that the project will be financed by federal, state and foundation support.
